Why Hire a Broker?
I am often asked over the years about the difference of an agent and a broker. Most importantly is that the agent works under the broker's license and the agents listings (sellers) and buyers are the brokers. Surprised?
The primary reason is supervision of their actions making them answer to someone and it takes more education and experience to be a broker. The following questions should make it clearer:
- Who establishes the commission and owns the listing?
- Who approves all contracts?
- Who does the escrow company pay the commission to?
- Who supervises the agent?
- Who has final approval on the amount of commission you are charged to sell your home?
- Who holds the agents real estate license?
All the questions have the same answers ....The Broker. Now I want to ask you a question ...why wouldn't you want the broker to be directly working for you?
